My Steemit Callenge: Hidden Charges When You Own a Home
Hello Steemians! 

Once again after for a short _M.I.A_ and something that I have not updated for a REALLY LONG TIME is now totally overdue for a post!

For those who has been following my trail on #mysteemitchallenge you would have noticed that I have been on a quest to get a place of my own (to get my parents to come over to stay with me)

# Now let's continue....
 
Before I go ahead to share about the _Hidden Costs_ here is one tip you should do to ensure you are within time frame to get your keys on time if you are doing a sub sales process. 

# Follow up with your lawyer to bug the seller's lawyer and bank's lawyer until they get their things done!
For my experience, so far the consolidators' banks, both _Hong Leong Bank_ and _Affin Bank_ are EXTREMELY SLOW (let me repeat it again... yes they are EXTREMELY SLOW) in banking processes.

# Why?

Simply because they don't want a transaction case gone fraud...

But when they do so, they do not realise that this is eating up time.

As a buyer of a new house, once you have done your part within 30 days to get loan approval done, paid your due; you will need to race for time for the next 60 days to get the entire process done.

# Remember, it is NOT working days... so if you land on a month with FULL OF PUBLIC HOLIDAYS....
You got to pray hard that God favours you all the way...

### Which I truly am thankful and thanking God that mine got pulled through, because it did happen to me!
My application and purchase process smacked right in the middle of public holidays and our latest General Election which caused the whole Malaysia to cease working for a few days... those extra public holidays were great for celebrating citizens, but bad for on going process...

Plus during this process I was up and down hometown to take my mom for checkups prepping for her [_cataract surgery_](https://steemit.com/life/@littlenewthings/mom-s-surgery-process-from-eve-actual-day-to-post-operation) (you can read all about it in the link), things were a lot more stressful for me.

And the Eid holidays didn't help either...

Nevertheless, praise be to God Almighty!

## On 7th July 2018 ... I got my sets of keys...
 
And here come the hidden charges..... 

# Renovation
Even if you are getting a new house, you would most likely need to _upscale_ your house a little in order to fit your preferences. Not everyone will move it _as it is_ unless everything has been done during _Vacant Possession_ (VP)

As for me in a sub-sale house which is about 10 years old, although the previous owner has already done her renovation work, which has saved me A TON, you would still need to make sure electrical wiring is in good order.

And there is where you cannot be cheap on especially you have children / parents staying there.

### Note: You can opt it out if the house is in tip top condition

I call these as hidden charges because these are not in your budgeting list from the usual ones.... unless you have previously planned for it from floor plans etc.

While I'm at it, if you so happen you need to change plugs, consider Universal plug points

They now also come with USB charging units, which can be hard to come by (as a universal plug socket). I got this baby for about 13 USD, and if you want to opt out the USB docks it is about 4 USD a piece (if you buy bulk it will go slightly cheaper)

# Utility Bills (Deposits and taxes)
The next thing is most of the time you might need to look in other charges when you are changing your ownership names in your utility bills. For Malaysia, every change of ownership of the utility bill will require a deposit. Do remember to prepare for that.

Furthermore, based on when is your estimated time to get the keys, for sub sales the seller might only pay up other State government bills like _Quit Rent_ it's a State land tax where you are staying especially when you are staying in a _Leased Hold_ ground. The State government of Malaysia would most likely going to _Lease_ the land to you and collect "rents" from you while you stay in it, and renews its tenancy duration for every 90 years or so (some places are different). So as a home owner, these _hidden costs_ must be added into your budgeting and expenses as long as you are owning that premise.

(Most of the time if you rent the place you don't feel it because the owner of the house pays it)

If you got yourself a landed property, in Peninsular, companies like _Indah Waters_ will be the bills you need to look into. 

If you stay in a high rise there will be extra bills like fire insurance and sewerage systems service charges you need to look in to on top of the _Indah Waters_ bills. 

(Note: Some bundles together. It depends where you stay)

So there you go. My little humble living room that I have done up with basic needs…. Because it is IKEA and I alone can't do up the furniture I have paid _extra charges_ from collecting, sending, assembling to mounting charges. 

These are some things that you always need to look into - _Hidden_ (uncalculated) charges.

And always make and extra 10% budget on every furniture you want to buy from IKEA in case you need assembly / shipping charges.

With the SBD bearing, I doubt my post earnings will be able to cover all my hidden expenses haha. Oh well.

So I hope this post gives you more information on how to prep yourself before owning a new home - especially in Malaysia

1. Always prepare 20% of your dream home in your savings (or portfolio investment that you can easily withdraw if you want)
2. If you ever buy insurance for yourself, look for packages where it has coverage, investment _AND_ allows you to make a "soft loan" withdrawal based on your Insurance cash value without you forfeiting it.
3. When obtaining ownership
Always prepare deposit charges for your utility bills. 
If you are staying in a high rise, maintenance charges could come in quarterly instead of monthly so you might need to pay a lum sum for it. 
4. Be ready and at least extra 10% of the budget of your furniture should you need delivery (and/or) assembly charges.

# UPDATE! SST is coming!
For Malaysians who are currently looking for a home, getting get it done or at least get the process going once you found your home. Right now it is 0% GST but in 1 September there is a 10% tax applied to Sales Services ranging between 6% to 10% 

I am not certain how that is applying... but better take the opportunity to get it done once you found your dream place. You can save thousands with 0% GST right now.

### that is if you already have enough money to begin the entire process. Please read through point 1 to 4 and see if you qualify at least half of it or not.

Thanks @crazymum . That's one of the intention so that any decorations will pop out. 
But its not really off white, it's some shades of whites, beige (original colour) and grey. It helps in reflecting lights too so that I do not need to use so much lighting if needed.

Yes... the more I start paying the bills, the more I realised that there are more _hidden charges_ (that I didn't put into budget consideration) pops out. 

So youngsters who has been either under rental or parents' roof would not have notice the _extras_ that require them to dig into their wallets deeper haha.

I hope that this series will be able to help anyone who wants to prep up for their own home to be more ready what they're going to face and not scaring them off instead haha.

Meanwhile, my renovation contractor is taking his own sweet time getting things done....I have been waiting over a month and chasing him everyday  just for some relatively simple renovation work!

Actually I was also planning for a contractor to do it, but the problem is that they seems scarce these days and they are _too busy_ for small projects. 

And that is why I chose IKEA instead haha. At least the time frame is under my control; but I will need to pay extra for it.

(even IKEA is out of stock for certain things I need haha...)

We were also planning to go all IKEA on our house, but we were afraid that the IKEA kitchen countertops might not last long because my wife do alot of cooking and washing, so we decided to build concrete countertops attached to the wall.

Also, other stuffs like window grilles, plaster ceiling and an additional window can't be bought at IKEA either lol! 

In the end we hired the contractor to get everything done.

haha yes @wilhb81 ... most unfortunately our local produced furniture are not space savvy (or too expensive and too limited)

I was the first to try out the IKEA's latest sofa (apparently) for Damansara region... so it took them a bit of time to figure it out haha.

I should write a post on that keke.

Hi @sharoonyasir, yes that's my place. I still have a lot to move into the place. 

And yes, there are always very different in each country; but the fundamental knowledge is that there are always hidden costs everywhere that we must always need to set aside in case of anything.
