# Offshore Investment
As identified by Adam McGeehan in his Article, [Why Offshore Real Estate is the Perfect Investment](http://www.ecidevelopment.com/blog/why-offshore-real-estate-is-the-perfect-investment), diversification is the heart or core of all successful financial portfolio. Many people may term in stocks in different companies as diversification but in the same country based on the same currency, this is still no diversification. That is the reason why many investors want to go beyond the borders of their country and invest in offshore real estates. As the rate of yield on real estates may differ from country to country, there are complexities that make it very hard for investors of an offshore real estate to break even.

# Challenges of offshore real Estate
Let’s take for example an investor from Nigeria wishes to invest in real estate in the United States of America, owing to the fact that the US is a land of prosperity as proclaimed by many. The investor has to decide if he is going to trust a salesman who comes to Nigeria to sell a dream or he is going to physically travel to the US to sort things out by himself. After deciding on what to buy and the mode of buying (either through salesman or going over physically), he needs a holding structure for the real estate. This becomes challenging as taxes to be paid are very high in the United States especially for a foreigner. With all of these, he has to open a bank account which is difficult especially for non-residents. When the asset has been purchased, he will also face difficulty in managing the asset and many other challenges to be dealt with for being a landlord in the United States. All of these processes can take months to complete and are cost implicating.

On the other hand, Lief Simon in his article, [Holding and Owning Real Estate Overseas](https://www.offshorelivingletter.com/holding-and-owning-real-estate-overseas/) listed some of the complexities he faced by investing in an offshore real estate in Croatia. As an investor coming from the United States, he faced tax burden, he has to present a letter indicating that Croatians could buy property not only in the United States but specifically in the state resident of the buyer. He also stated some other challenges investing in real estate in Portugal.
